Between 1960 and 1970, Levitt and Sons built roughly 7,500 homes here under the Belair at Bowie name — Meadowbrook, Tulip Grove, Kenilworth, Somerset, Buckingham, Heather Hills, Foxhill. It was one of the great postwar planned communities, and those houses are still the backbone of the city. They are also, at this point, 55 to 65 years old.
That matters for one specific technical reason. Polyethylene vapor barriers under residential slabs did not become standard practice until well after these homes went up. A 1962 Levitt slab was very likely poured directly on grade. Ground moisture moves up through that concrete continuously by vapor drive — you cannot see it, and the floor feels perfectly dry to the touch.
Put a coating over it anyway and the moisture has nowhere to go. It collects at the bond line until it pushes the coating off the slab. It does not fail in a corner. It releases in sheets, usually in the second or third year, and no warranty in the industry covers it, because the failure is in the slab rather than the product.
So in Bowie we moisture test before we quote, every time. A calcium chloride test per ASTM F1869 or a relative humidity probe per ASTM F2170 tells us what the slab is actually doing.
Here is the good news, and it is the reason we run the system we run. Our 1-day flake build tolerates moisture vapor transmission up to 12 pounds per 1,000 square feet per 24 hours, or 85 percent relative humidity in the slab. That is a high ceiling, and the large majority of Belair-era garages we test come in under it. Most Bowie floors need no moisture primer at all — they just need to be measured first rather than assumed.
When a slab does read above those limits, we add a moisture-barrier primer before the base coat. We will show you the test number that justified it. We are not going to sell you a primer because your house is old.

Converted carports are their own case. A number of Levitt-era homes had carports that were enclosed into garages later. Those slabs were poured as exterior flatwork, often thinner, sometimes with a drainage pitch and no vapor barrier at all. They can absolutely be coated, but they need to be assessed as what they are, not assumed to be an interior slab.
Cracks after sixty years are normal. Six decades of freeze-thaw leaves settlement cracks, spalling at the door line where road salt collects, and joints that have opened. We repair and fill these as part of prep. Be aware that a repaired crack can still telegraph a faint line through the coating as the slab continues to move — that is concrete, not coating failure, and it is written into our exclusions rather than buried.
Original slabs are often better concrete than new ones. There is a real upside here. Mid-century residential pours were frequently a stiffer, higher-quality mix than modern production concrete, and sixty years of curing makes them hard. Once the moisture question is settled and the surface is ground open, a Levitt slab takes a coating beautifully.
Prince George's County road salt is aggressive. Brine off Route 50, Route 301, and the Beltway comes in on the tires all winter and sits. Bare 1960s concrete has been absorbing it for decades, which is why so much Bowie garage concrete is pitted at the entry. Sealing stops that clock.
