What Hardwood Floor Refinishing Is, and When Your Floor Needs It

Hardwood floor refinishing means sanding the floor down to fresh, bare wood, repairing what needs repair, optionally staining it a new color, and sealing it with new coats of polyurethane. It removes scratches, gray traffic paths, sun fading and most stains, and it works on the solid oak, maple and exotic floors found in homes all over Maryland, from 1950s Cape Cods in Severna Park to new construction in Columbia.

Not every tired floor needs a full sand. If the wood itself is fine and only the top finish is dull and scratched, a buff and coat restores the shine in a day for much less. We look at the floor in person and tell you honestly which one it needs. USA Pro Floors has refinished Maryland floors since 2010.

FAQ

Hardwood Floor Refinishing Questions, Answered

How much does hardwood floor refinishing cost in Maryland?
Between $2.69 and $4.74 per square foot for a full sand and refinish. Natural oak with 2 coats of oil polyurethane is $2.69, our most-requested 3-coat oil finish is $2.99, low-odor water-based is $3.50, and a stain color change runs $3.50 to $3.99. Maple adds $0.50 to $0.75 per square foot, and exotic species like hickory, walnut and bamboo are $3.99 natural or $4.74 stained. Optional dust containment adds $0.50 to $1.00 per square foot, shown as its own line on your written estimate.
How long does it take to refinish hardwood floors?
A typical home is 3 to 5 days including cure time. Sanding and the first coats happen in the first days; the rest is finish coats and drying. Dark stains such as ebony or espresso need 24 to 48 hours to dry fully before polyurethane goes on, so a color change usually adds a day.
Is refinishing cheaper than replacing hardwood floors?
Yes, typically 50 to 75% less than replacement. If the boards are solid and there is wood left above the tongue, sanding back to bare wood gives you a floor that looks new for a fraction of the cost of tearing it out.
How many times can a hardwood floor be refinished?
Solid hardwood floors can typically be refinished 4 to 6 times over their lifetime, roughly every 10 to 15 years depending on traffic. Engineered floors depend on the thickness of the top wear layer; we check it before quoting.
Can engineered hardwood be refinished?
Often, yes. It depends on the wear layer: a thick wear layer can take a full sand, a thin one may only allow a light screen and recoat. We measure it on site and tell you honestly which your floor can take.
Do you offer dustless hardwood floor refinishing?
Yes. Dust containment is an optional add-on, usually $0.50 to $1.00 per square foot: our sanders connect to a dust-extraction system so most of the dust is captured at the drum instead of settling on your furniture and HVAC.
Do I need a full sand, or is a buff and coat enough?
If the finish is dull and scratched but the wood itself is not worn through, a buff and coat (abrade the top finish and lay fresh finish on top) is enough and starts at $0.99 per square foot. Deep scratches, gray worn areas, pet stains or a color change need a full sand to bare wood.
Can you change the color of my floors?
Yes. We sand to bare wood and test stain samples on your actual floor before choosing, because the same stain looks different on red oak, white oak and maple. Popular choices in Maryland are natural, grays, warm browns and espresso.
Do I need to move out during refinishing?
Most clients stay home and keep away from the rooms being worked on. With water-based finishes the odor is low and dry times are short; oil-based finishes smell stronger and take longer to cure, so we plan the order of rooms with you.
Which areas of Maryland do you serve?
All of Maryland, with most of our refinishing work in Anne Arundel, Howard and Montgomery counties, plus Baltimore, Prince George's County, Washington DC and Northern Virginia. We are based in Severn, MD, licensed by the Maryland Home Improvement Commission (MHIC #111360) and insured.

How It Works

The Refinishing Process, Step by Step

1. Free in-home estimate

We measure, check the wood and its wear layer, look at damage and moisture, and give you a written, itemized price. Estimates are usually scheduled within 24 to 48 hours.

2. Prep and repairs

Furniture moved, the work area protected, damaged boards replaced and loose boards secured before any sanding starts.

3. Sanding in three grits

A drum sander takes the floor to bare wood, an edger reaches the walls, and each pass uses a finer grit so the surface is smooth enough to take stain evenly.

4. Stain samples

For a color change, we put samples on your actual floor so you choose in your own light, not from a brochure.

5. Seal and finish coats

Sealer, then 2 to 3 coats of oil-based or water-based polyurethane. Oil vs water-based: which is right for you.

6. Cure and walkthrough

Light walking soon after the last coat; furniture back once the finish has cured. The owner walks the floor with you before we finish. How long refinishing takes.
